Do You Need a Real Estate Agent to Purchase a New Construction Home?

You don’t have to use a real estate agent for any transaction, but why would you miss out on having an experienced new construction specialist on YOUR side? Typically the buyer agent commission is paid by the builder. Hiring an experienced agent in new construction can be a valuable resource.

When you visit a new construction model, the sales representative will usually say you don’t need an agent, they can handle everything, however, they represent the builder, NOT YOU! Make sure to have myself register you, BEFORE visiting the new construction site, as they may not pay a buyer’s agent if you visit yourself.

I’ve successfully guided clients through the new construction process dozens of times, remodeled homes in my younger years, and even built a few homes from start to finish. It’s important to have realistic expectations from start to finish throughout the build process. Most clients prefer to have me involved every step of the way to make recommendations and help with the selection process.

It’s not my job to tell you what to do, but make some recommendations and introduce some ideas you may have not considered. Whether this is your first build, or experienced build, here’s a list of just some of the ways I assist my clients throughout the build process:

This is just a partial list of items. Because the building process can be a little complicated and overwhelming for the consumer, I maintain processes and checklists through every part of the build.

How long does it take to build?

Before Covid times, the normal site condo build was about 6 months for a 4 bedroom 2500-3000 sq.ft. home. With supply chain problems and worker shortage the build time has expanded to about 9 months. It’s important to have an idea of timing especially if movers are to be coordinated or the sale of a house. An experienced builder and construction manager will usually have sourced backup materials in case of shortages, as well as dependable contractor trades to help expedite the process.

Should I hire an Inspector?

Absolutely!! Make sure to budget this $1000-$1500 on average. I have a few inspectors that specialize in inspecting new construction homes, and some of the inspectors have personally worked in the trades, and know what to expect at EVERY STAGE of the build.

Here is what you will commonly hear from builders and inexperienced agents:

  • The builder will say you don’t need an inspector because the City Inspector has evaluated the property. However, I’ve actually seen Building Inspectors show up to a property and sign the inspection sheet without ever going into the property.
  • An inexperienced agent will recommend a final inspection at the completion of the build, but this only inspects the end product, and would not reveal potential mistakes hidden behind the finished walls. A thorough inspection would evaluate every stage of the build from foundation, backfill, framing, plumbing, electrical, roofing, insulation, drywall, finish work, etc. I’ve found each Private inspection has always shown items that need to be repaired or fixed, and in the end, the client receives a much better built house.
